The second hand property market also has plenty of bargains to offer and an average 3 bedroom, 2 bathroom villa with private pool and sea view can be picked up for as little as 120.000 pounds sterling, so keep your eye for this type of offer as they don’t hang around for long. The best tip I can give you at this stage would be to always make an offer about 15% under the asking price and you’re in business.

Is it possible to Negotiate Debt Collection Rates?

I’m need to collect some past due accounts. Do collection agencies give volume discounts?

Yes, many good collection agencies will offer a discount if your company places multiple accounts or the balance is very high or the account is new.

Typically, there are 3 rules to follow to determine what rate your company will be charged:

Balance due. If you have a past due account totaling $5,000 or more, your company might be able to get a discounted rate.

Age of account. A past due account that is 60 days old has a greater chance of being recovered than a 730 day old account. Collection agencies that get paid based on 100% commission will not have a large incentive to work on older past-due account, much less offer you a discount on them.

Volume discounts. If you have many accounts to collect, you should be able to secure a discounted rate. For example, if your company has twenty five delinquent accounts for 25K that are less than a year old, it should get 30 percent to 35 percent off regular price, unless you entered into a different kind of arrangement.

Credit Bureaus – Learn the Truth about Credit Reporting

Many people want to know how long a negative notation will stay on their credit report. The answer to this is seven long years. If you have a bankruptcy or judgment the notation can stay on your report for up to ten years.

Most people feel like this is an undeserved prison sentence they have been given. During this time they can not move into a house or purchase a new car at a reasonable interest rate.

Seven years – why?

Should a single slip-up deserve a seven year punishment? Should you have to live with a bad credit report for being out of work for a few months, even when we caught up on our bills soon after?

Why is seven years the magical number? Has it been discovered that people will not make mistakes or run into financial hardship after seven years?

Of course not, there is no good reason whatsoever for the seven year reporting law. It is a completely arbitrary time limit.

The Fair Credit Reporting Act was passed by congress in 1970. This piece of legislation established the reporting time limit. Before the Fair Credit Reporting Act a negative notation stayed on your credit report forever.

Congress placed this time limit on the credit bureaus. Do not be mistaken and believe that a negative notation must remain on your credit report for seven years. That is the maximum not the minimum.

In other words, it is illegal for a credit bureau to report bad credit for more than seven years. Of course, there are many occasions where people rid themselves of negative items long before seven years.

Creditors and collection agencies are not required to report a listing. This is completely voluntary on behalf of the creditors and collection agencies. Furthermore creditors and collection agencies have often removed negative marks before the seven year limit.

Typically the creditors and collection agencies just need some influence to remove a mark. This influence should come from a well crafted dispute letter or a good credit repair attorney. The credit bureaus will also give you some credit repair once the seven year time limit runs out.

In a perfect credit world negative marks would remain on a credit report forever. So long as they accurately reflected the credit worthiness of the applicant. Instead our credit reports are an excuse for creditors to assign outrageous interest rates and down payments.

However, the sad truth is that for now we are stuck living with the seven year limit. However, why should we wait to repair questionable credit until some arbitrary limitation has elapsed? Why shouldn’t we delete questionable and misleading information immediately so that we can become creditworthy again?

Buy To Let Mortgage Best Fixed Rate Mortgages

It is quite normal for potential home buyers to look into 30 year or 15 year fixed mortgage rates when considering their monthly repayments. No-one wants a mortgage hanging around their neck forever but with homebuyers entering the market later, an early repayment of this loan is important. Of course, there are many things to consider before agreeing to anything. One important point is to ensure that the interest rate does not change during the life of the loan.

It is always wise to avoid agreements that do not appear to have any negative aspects because they invariably have but are hidden. A 15 year fixed rate mortgage means the interest rate remains stable for the life of the loan. If you are someone that wants a loan with a regular fixed repayment and no additional charges then this is the main benefit with this type of agreement. When my wife and I were looking at homes for sale we decided to check out the various loans available with 15 year fixed mortgage rates.

Having a realistic, sustainable monthly payment on our mortgage was important even though we wanted to pay off our debt as soon as possible. This meant we had to consider 30 year fixed rate mortgage plans as well as those of 15 years. Still, having a mortgage close to retirement was not what we were looking for, so we decided to try for a loan with a 15 year fixed mortgage. We were worried about the emphasis placed on early completion of the mortgage.

Eventually we decided on a 30 year loan after looking at all the other possibilities. There were many things that lead us into making this choice.Discovering my wife was having a baby was the most important reason. The contribution my wife made to the monthly finances would be unreliable since she intended to raise our child at home.

The problem we could see was the increased financial commitment on a monthly basis if we had opted for the 15 year fixed mortgage rate. We just simply did not want to get in over our heads with a higher monthly payment. The monthly payments on a 30 year loan were quite a bit lower.

Being able to make additional lump sum payments during the year means the outstanding loan reduces faster. Those few extra payments also help reduce the number of years you have to pay the loan over. This is well worth it in the long term but it does require some discipline. It was hard going against our preference for a shorter term, 15 year fixed rate mortgage, but we had to think about more immediate needs and abilities. All things considered, it all worked out for the best in the end.

A Good Budget Leads to More Available Income

It might seem that developing a budget should be an elementary task. But many people are simply not inclined to use spreadsheets, balance checkbooks or lay out a formal budget. Whether by nature, or as a result of a reaction to public school mathematics training, some people just aren’t ‘number people’.

Even if a person is not good at budgeting, the benefits make it worth the effort, even if it requires getting outside help. A good budget accounts for monthly income and expenditures, and anticipated changes in these. It is also important to plan for unanticipated changes.

A spreadsheet can be helpful and can be easily obtained free of charge. However, if this approach is intimidating, pen and paper will work just as well.

Divide the spreadsheet or page into two columns. In one, list income, in the other write down all monthly costs. In the costs column include all major regular bills, groceries, gasoline, etc. Then add at least 10% for unexpected expenses, if you can.

To get an idea of how you can increase your available income, make another “hopeful” budget. List your income the same as in your real budget along with your monthly expenses that are unchangeable. What will be the difference in your “hopeful” budget?

Your expenditures column will not include any loans or credit card payments that you hope to eliminate. Also this budget will show a reduced amount allotted for purchases made on a whim. The total of these excluded items is a good representation of the amount you could potentially save each month.

These three represent the amount you could conceivably avoid paying every month. If the total is even as low as 10% of your monthly expenses (and for some it’s higher), you are paying a substantial amount of your income to charges that could be avoided.

Of course, reducing the amount you allow for non-essentials will require some sacrifice. Only you can decide if it is worth the effort to save for an item rather than charging it and paying interest. However the savings on interest charges makes it worth considering. Even a relatively small credit purchase can accrue interest of $100.00 or more in one year and even more if only minimum payments are made. Having an extra $100 in your pocket may make it worthwhile to consider paying cash.

Your spending habits are your decision. Having a good budget will help you decide how to use your income wisely.
