I’m baffled every time I see the old marketing techniques of chiropractors that were once learned from previous consultants. How is it they settle for the same old protocol and for the same old results time and time again? We all know that the economy is practically in the toilet, and that people aren’t responding to the same marketing tricks anymore.

I’m reminded of a quote by Eric Hoffer when he says, “In times of change, the learners will inherit the earth while the learned find themselves beautifully equipped to deal with a world that no longer exists!” What he’s saying is that adaptability is essential in times like these. If you continued to resist the current trends, you and your chiropractic practice will become a broke dinosaur.

Fast forward now to the Web 2.0 phenomenon that is sweeping the globe at the present time. Whenever you hear the term Web 2.0, it simply refers to social media and sharing sites like Myspace, YouTube, Facebook, Squidoo, Digg, and truckloads of others. Web 2.0 has literally transformed the way people think and communicate online in the past three years. A global shift in attracting massive amounts of new business and patients has occurred as well.

How do I know this is the case? I’ve experienced the magic of Web 2.0 in my own practice as a chiropractor and entrepreneur. I’ve successfully utilized Web 2.0 to attract 10-20 new patients to my practice each month, along with residual sources of income. As I’ve achieved these successes, I’ve watched my competitors fail again and again. Start An Online Business – Quickly

Don’t worry if you don’t know how to start an online business. Simply follow these 7 steps and don’t veer from this plan.

Day 1: Set Up Your New Business.

On the first day, you need to prepare your finances and make separate accounts for you and your business. This ensures that you can claim the appropriate expenses when it comes time to reporting your income. You should get your accounting system set up on the first day too. If you are in the U.S., a single entry accounting system is acceptable, and elsewhere, a double entry system is preferred.

Day 2: Choose Your Product Or Service.

During the second day, you will choose a product or service to sell, and research markets to make sure that people are actively seeking to buy such a thing. Be sure you have a way to reach this market. If you also do something you are passionate about, it will help you a lot down the road.

This day is also where you decide to either create a product, or find an affiliate program to promote, or create a content site with recommendations to various offers.

Day 3: Determine Your Unique Market Position

To be successful, you need to differentiate yourself from your competitors – offer something uniquely different from the rest that your potential customers truly value. This will bring in sales more than anything else you can do.

To determine which benefits you can uniquely offer, you should try to profile your typical customer, and determine what their needs and wants are, so you can tailor your offer to them, and connect with them at the deepest levels. It will make your product the best out of all products available.

A key factor in making a great income online is by really knowing your customer, and delivering what they really want. It is why picking something you are passionate about will make you profitable faster than choosing something you just think will make you a good income.

Day 4: Get Your Web Site Uploaded.

Most websites can be created in a few mouse clicks these days, and what is most important is how you set it up (e.g. a shopping cart, a blog, or a sales page format). Another extremely important step is picking your keywords – the phrases you will design your site around, since this is what buyers will enter to find you.

During day 4, you will pick either a product-based website or a content-based website. Product websites are good for things you sell, and content sites are good for affiliate programs you are promoting. In either case, you will need to choose the keywords you will use to design your content and descriptions, since these keywords are what your buyers will use to find you.

It doesn’t matter what you decide to sell, just as long as their is a hungry market looking for it. If you get that part right, then it’s just marketing you can focus on, and you can start an online business that earns you a fortune. You will have already invested a great deal of money and work to identify your target market and also encourage them to make a buying decision. Without a doubt, some of them will want more of what you have to offer. Still others will want everything you sell. The most effortless sales available are those to existing customers. The reason is simple: they want what you have for sale and they trust you to provide it.

Charge Offs – You May Not Have to Pay

If you have a charge off it will cause your credit score to be lower. A charge off happens when an account is not paid on for 6 months.

To delete charge offs from your credit history you have to dispute the charge off. You can do this by sending a credit repair letter to the credit bureaus.

In your credit repair letter you should explain why the listing is incorrect. For example the account has never been paid late, it’s not your account or information is wrong.

The way our credit system works is you are guilty until you prove your innocence. What I mean is the incorrect information is true until you prove otherwise.

In response to incorrect information being reported congress passed the Fair Credit Reporting Act. This says that any listing that can not be verified must be removed from your credit report by the credit bureau.

It is not un-common for one charged off account to result in many negative listings and a ruined credit report. Let me show you the process of what happens to a charged off account.

The original lender will take the outstanding debt and will sell it to a collection agency. This collection agency will try to collect on the debt. If they are unsuccessful they will be able to create a negative listing on your credit report.

Then the collection agency will turn around and sell your debt to another collection agency. This new collection agency will be able to report a negative listing if they are unsuccessful in collecting payment.

This process will continue through any number of collection agencies. It depends upon the size of the delinquent account. You can see how one account can ruin your credit score and turn into multiple negative listings.

With a number of negative listings it will ruin your credit score. This will also make it hard to be approved for any new credit lines.

In sum I encourage you to dispute the listing before you make payment. I would do this because making payment does not guarantee the listing will be removed.

Why foreclosures are not marketed hard in some areas?

Let’s take the situation where you are looking at a REO for which they want 25k and they have just come down from 29k. Apparently, the bank did not really look at it because it isn’t worth that. To rehab it the house would have to be gutted; the only good part of the house is the structure. You don’t want to rehab it yourself but you would like to flip it if you could get it for a really low price.

If this doesn’t work, you are not interested. But you don’t want to let this property go just yet as it is listed by a realtor who doesn’t even have a sign in the yard. No one knows this house is even available. Also, the house should sell for anywhere from 45 to 106k after rehab.

So why indeed there is no sign in the yard? It could be one of two reasons. One reason could be is the realtor is lazy.

Reason two. If a realtor knows what he is doing, it means he has investors or friends he is trying to hold the house for. Then they may hope no one notices the property and they will get to sell it to their buyer who buys all the time from them and closes all the time. They may know it needs to get to a certain price range in order for their buyer to pick it up.

Anyway, this kind of thing happens all the time; and quite frankly that is just business and building relationships. You want to be that person eventually. This kind of relationships helps to get successful in real estate business. They are not hard to build over time but they do take a little skill.

Think before you Buy that Real Estate The things you need to look out for before you buy property

If so far you feel that the process of auditing leases and getting estoppel letters is mundane, you have another thing coming. You need to complete a thorough review of the entire inventory list to ensure that everything is in its said place. In addition to a visual inspection, it is advised to videotape the inspection as well. While making the videotape, ensure that you have one member of the seller’s team with you and remember to point out any item missing or in need of repair.

Additionally, you will also need to attain a certified property survey, either requesting a copy of one already available, or, by conducting a new survey. You need to ensure that the survey includes information regarding the property’s location, easements, and dimensions. If you feel you yourself don’t have the experience required to conduct an accurate survey, you can always turn to a professional surveyor. Lastly, you will need to make sure that all debts and liens pertaining to the property are accounted for in correctly.

You might wonder why all the caution. Just think about the stories you read in the paper about how so and so got scammed out of all his money. Being on your guard is not the same as being cynical. Remember that is your right to carry out this due diligence before you sign any document. Regardless of the property type, just before you sign the final contract, it is advised to make a final inspection.

If you do go through all of the above steps efficiently and whole-heartedly, you will definitely avoid any unpleasant surprises later on. That said, here’s wishing you Happy Buying!
